zpd+a brings deep expertise in senior living design, supporting community improvements, architectural renovation, and interior refreshes across nationwide properties. Each project is approached with the same core methodology: identify regional context for local inspiration, then integrate traditional comfort with modern touches to serve the diverse needs of Independent Living, Assisted Living, Memory Care, and Skilled Nursing communities.

 

Located in Tyler, Texas — known as the Rose Capital of America — Garden Estates is a senior living community steeped in southern heritage. The design brief called for a creative refresh of common areas and a complete overhaul of the public restroom to meet ADA and Texas Accessibility Standards, serving the varied needs of residents, families, and community employees across Independent and Assisted Living.

 

The interior draws from the landscape and vernacular of East Texas: a palette of soothing blues, fresh greens, vibrant pinks, lilacs, and golds inspired by famed Texas sunsets, layered with mixed woods and metals referencing both the region's sophisticated estates and its time-weathered farmhouse heritage. Art and accessories are whimsical yet elegant, rooted in the community's locale and lived experience.

 

The refresh maximized space and utility throughout. A reconfigured reception area with custom millwork delivers a bright, welcoming lobby. New programming spaces include a Digital Games Lounge, Pub Lounge, Interactive Studio designed for family video calls, Music Lounge, and Library — alongside a refreshed Creative Studio — creating a dynamic range of gathering and activity spaces for residents.

Delivered during the COVID-19 pandemic, the project required sustained coordination to protect an at-risk senior population throughout construction and installation. Remote oversight, rigorous health protocols, and weekly communications across ownership, procurement, general contractor, construction management, and community staff ensured the project met all expectations and deliverables without compromising resident or employee safety.
