The Shoreland Ballroom is a Chicago Landmark — a 10,000-square-foot historic ballroom transformed by zpd+a into a dynamic contemporary office environment for a Chicago real estate company. The project required Chicago Landmark Commission approval, granted on the condition that original architectural details be fully restored before any contemporary intervention could proceed.
The restoration process was lengthy and exacting: original gilded plasterwork was painstakingly revived, the ballroom's glimmering chandelier returned to its former presence, and the historic envelope brought back to its landmarked character — all while integrating the concealed power, data, and mechanical infrastructure required by a modern workplace.
The resulting office honors the full volume and grandeur of the original ballroom. Flexible desking occupies the open central floor, preserving the sweep of the space, while conference rooms and meeting areas are tucked into the perimeter. Communication Stations and Privacy Pods provide quiet conversation zones across a range of group sizes, and a central meeting desk anchors the room for large team gatherings — a contemporary workplace layered into one of Chicago's most iconic interiors.
