zpd+a On the Boards | The Denver Chronicles - Part 2

Our chronicles continue...Ideally situated in Denver's vibrant Lower Highlands neighborhood, the LoHi Apartments celebrate the best of both worlds: Panoramic views featuring the Rockies, and the city's skyline. The LoHi is a new construction, multi-family residential apartment building with two ready-to-occupy retail spaces. The podium-style building of reinforced concrete and wood construction, offers 117 well appointed apartments, ranging from generous studios to spacious 2 bedrooms units.



At 137,500 SF, this high-unit density maximizes efficiency and embraces natural light and ventilation. Community amenities include a scenic second floor outdoor terrace showcasing the natural beauty of the mountains, 50+ secure indoor bike spaces as well as a 117-space underground parking garage. Sustainable design features include a green roof, which supports rainwater collection, minimizes runoff, limits the urban heat island effect and provides an urban ecological resource to regional birds.



The project engaged whole-building energy modelling, maximizing operational efficiency throughout the design and construction process and supporting environmental sustainability in operations. These considerations informed decisions about envelope construction, fenestration and fixture selection in order to ensure a building system design that achieves better-than-code energy use reduction. Climate and location impacted selection and use of low flow plumbing, drought tolerant landscaping as well as high albedo finishes help reduce the urban heat island effect.


The project is scheduled to break ground summer 2023 with occupancy in Summer 2024
