zpd+a and BCBS Mural Park redevelopment provided an opportunity to turn an abandoned turn-of-the-century warehouse into a modern 92,000 square foot office. The complete gut renovation included a total overhaul of the existing core and shell that included new mechanical, electrical and technology systems as well as a full interior renovation and finishes build out to convert the heavy timber warehouse into a Class A office space.

Given the scale, the developer and architect were able to focus on the build out itself: A light touch was used to around the historic heavy timbers. Program items were carefully placed as not to take away from the cast-iron capitals and original timbers; small floor plates allowed great access to natural light creating a modern urban office space within one of the most dynamic neighborhoods in Chicago. Internal project achievements are reflected in participation percentage break outs; 35% MBE and 42% WBE respectively. As well as a project safety record that had zero lost time incidents after over 22,000 total man hours worked.
