The HCSC/BCBS Morgan Park Solution Center is an adaptive reuse project that transformed an abandoned Target retail space in Chicago's Morgan Park neighborhood into a 550-person call center, training facility, and a community health resource. The project is LEED certified and was delivered 13 months from initial programming to construction completion — 10% under budget.
Morgan Park is an underserved Chicago neighborhood. The vacant big-box retail shell offered a significant opportunity to deliver both corporate workplace and community infrastructure where neither previously existed. zpd+a was engaged to convert the space into a high-performance work environment without sacrificing design quality or community benefit.
The design introduces two bold interior courtyards that flood the otherwise deep retail floor plate with natural light, creating outdoor amenity space for staff within the building's footprint. Biophilic design and FitWell standards are integrated throughout, with programming strategies specifically designed to promote active living, increase movement and social interaction, and support employee health and well-being.
Adjacent to the corporate facility, the Blue Door Community Center provides health and wellness programming for Morgan Park residents — yoga, senior events, health classes, and community gatherings — in a flexible multi-function event space that can be partitioned for large or intimate use. The center is designed as a preventative health resource for a neighborhood with limited access to such facilities.
zpd+a managed an aggressive schedule by running Core and Shell, Interior Design, FF&E, and Graphics concurrently rather than sequentially. The project was completed under budget while meeting all design and quality standards — a demonstrable example of zpd+a's ability to deliver complex, multi-phase projects under compressed timelines.
