3900 Blake Street is a concept design for a 390,000-square-foot, 270-unit mixed-use residential high-rise in Denver's River North Art District (RiNo). The vision includes vibrant ground-floor restaurant space within a tower designed to reflect and respect RiNo's identity as one of Denver's most dynamic creative neighborhoods - an eclectic urban district defined by art galleries, restaurants, entertainment venues, and a rich industrial heritage.
The design draws directly from RiNo's industrial past. Brick, oxidized steel, and zinc panels anchor the building's base, referencing the neighborhood's manufacturing history. Metal and wood elements continue through the tower façade, creating material continuity from street to skyline. Dynamic balcony orientations are staggered across the envelope to optimize solar shading while offering distinct river and city views from every dwelling unit.
The concept integrates state-of-the-art sustainable building systems and amenities throughout. The envelope's dynamic balcony configuration serves a dual purpose — providing passive solar shading to reduce energy loads while maximizing natural light and views for residents.
The tower responds to its specific urban context rather than imposing a generic high-rise typology, creating an icon in the competitive Denver market. The material palette, massing strategy, and balcony geometry are all derived from RiNo's character — industrial heritage at the base, contemporary residential above — positioning the building as a natural extension of the neighborhood rather than a disruption to it.
